K10 Ventures is the joint-venture arm of the group. Alongside the schemes K10 develops directly under its own name, the company takes on projects in partnership with investors, and carries them from the acquisition of a building or a site through to a finished, one-of-a-kind residence.

A venture is structured around a single project rather than a fund, so a partner backs a specific building in a specific address, and knows from the outset exactly what is being built and by whom.

K10 assembles the team and delivers the scheme. On completion the partner chooses the exit: the finished residence is either retained within the investment partner's own portfolio, or placed on the open market as an exclusive sales offering.

The same standard applies either way. A project is not built to a specification that anticipates a quick sale, because it may well be the partner who keeps it.

Among the ventures K10 has delivered are two undertaken with Caudwell, the luxury developer founded by John Caudwell: Doughty House, the Grade II-listed stately home on Richmond Hill, and Fonteyn House in Knightsbridge. Each was carried from acquisition through to a finished residence.

A venture on that scale runs for years rather than months, and a partner is backing the standard as much as the building. It is why K10 holds the team, and the construction capability, in house.

Every project is led personally by founder and Chief Executive Kam Babaee, from master-planning to the finish of a single door handle. Behind him sits an in-house resource of development managers, designers and draftsmen, working alongside award-winning consultants and established figures in luxury real estate.

The group also carries its own construction capability, so the standard set on the drawings is held by the same people who set it on site. Two decades of delivering in Mayfair, Knightsbridge and Belgravia sit behind every venture.
