Our History

The K10 Group can trace their origins back more than two decades. In 2000 Kam Babaee began utilising the profits from his established supercar business to purchase and refurbish apartments and houses, initially in West London and from 2004 in Prime Central London. In 2008 he officially launched K10 Group.

The company invests in quality not quantity, typically undertaking two to three projects per year, with a focus on trophy assets and complex sites.

In 2017 the group took on Doughty House, the Grade II-listed stately home on the crest of Richmond Hill, in venture with Caudwell. The plans to restore it were reported internationally, among others by Bloomberg, Mansion Global, Town & Country and the Daily Mail.

In Mayfair, Culross House was built new on a site whose history runs back to 1814, over some two and a half years. It was let in 2021 for £1.55 million a year, and in 2022 Spear's named it Prime Property of the Week.

More than two decades on, the pattern is unchanged: a small number of trophy projects at any one time, in the finest addresses, with the construction capability held in house rather than bought in.
