British business entrepreneur Kam Babaee has over two decades' experience in luxury property development in both the UK and internationally. He brings his own vision and artistic flair to each K10 Group project.

Kam personally reviews all aspects of each project, from master-planning, delivery timescales and materials down to the custom design of door handles, wardrobes, light fittings, bespoke paint colours and finishes. The result is a dynamic company, passionate about delivering outstanding quality, evident from its superb craftsmanship, exceptional finishes and fine attention to detail.

He founded K10 Group in 2008, after eight years acquiring and refurbishing houses and apartments in West London and, from 2004, in prime central London. The company has since delivered more than £250 million of ultra-prime real estate, and works to a three-year pipeline of trophy projects with values from £35 million to beyond £100 million.

The residences he has developed have drawn sustained editorial and broadcast attention. Culross House in Mayfair has been filmed for CNBC's Secret Lives of the Super Rich and for Channel 5, and K10 projects have featured on Channel 4. In February 2021 Culross House was let for £1.55 million a year, with £3.1 million paid in advance, reported at the time by Prime Resi, Abode2 and Homes & Property. The following year Spear's named it Prime Property of the Week.
